Since we opened our doors in 1964, we have successfully weathered four housing recessions because of our decades of experience and strategic planning based on a long-view approach. The good news is that home values in BurlingtonCounty have stabilized and national mortgage companies no longer consider South Jersey a “declining market.” This means the downward trend is over.
We have thoroughly evaluated the market changes that have affected home values in our communities, and based on our research, we have realigned our base prices and adjusted some of our incentives to be in line with today’s appraisals and neighborhood comparables.
Effective March 9th, 2010 the base prices at Rancocas Pointe will be as follows:

For four generations, J.S. Hovnanian & Sons has remained ahead of the curve in offering new and exciting programs for buyers that prefer the distinct features and exquisite architectural designs of their homes. In doing so, the company has unveiled two new opportunities for buyers to customize their home in never-before-seen ways at their exclusive waterfront Rancocas Pointe community in Mt. Laurel.
First, the builder has expanded their list of upgraded luxury features to include new extraordinary options like chandelier lifts, double crown molding and direct vent kitchens. These options are now available on any new home purchased at Rancocas Pointe.
For new home shoppers with more sophisticated tastes, J.S. Hovnanian & Sons' new "Custom Choice Program" gives buyers the opportunity to sit down with the builder’s team of experts to modify their home with custom distinctive features that fit their unique lifestyle.
Rancocas Pointe already offers luxurious single-family homes with high-end features and artistic touches such as private libraries, designer kitchens, butler pantries, and master retreats star ting in the mid $500's. For a $2,500 investment, which is applied toward the cost of the changes, the program includes two face-to-face meetings with the company principal, interior designer, director of purchasing and any other specialists to discuss the structural changes you want to make such as reconfiguring walls to combine rooms, rearranging a kitchen layout as well as adding a wet bar, home theater or fireplace in the master bedroom.
Throughout the building process, you'll be able to tour the home six times to ensure the custom changes you made are exactly what you envisioned. If not, you'll have the ability to make any additional changes.

J.S. Hovnanian & Sons entered a new era at the 2007 SAM Awards held on Tuesday, April 17. With their first ever entry into the “Homes over $500,000” category, the 43 year old Mount Laurel Builder topped stiff North Jersey competition to walk away with honors for “Community of the Year, Detached Homes over $500,000” for their Carriage Homes at Rancocas Pointe community.
The SAM (Sales And Marketing) Awards are presented by the New Jersey Builders Association (NJBA). They judge how well communities that opened in the previous 12 months were merchandised and presented to the public. (For example, do the marketing materials relate to the positioning of the community? Is the presentation - signage, direct mail, logos - a cohesive package?) Each community earns points for these criteria, and the sum of the individual awards goes toward the community’s ranking in the Community of the Year Award.
“The category above $500,000 pits you against the most expensive and luxurious homes in New Jersey,” explains Garo Hovnanian, Director of Marketing for J.S. Hovnanian & Sons. “You’re comparing our $540,000 homes with homes well over $1-2,000,000 so it’s very exciting to have been considered the best community in the State.”
In addition to entering and winning a new category this year, the win also marks another amazing achievement. In 2005, the Townhomes at Rancocas Pointe, another part of the same Rancocas Pointe community, also won the SAM Award for Community of the Year in its category. Tuesday's win made Rancocas Pointe New Jersey's first all-age community to have multiple sections win the state-wide honor.
The Carriage Homes at Rancocas Pointe has been selling extremely well since it opened about 10 months ago. “Our homeowners have been impressed by these homes' uniqueness and custom styling,” Hovnanian continues, “And the judges must have agreed.”
Contributing to their Community of Year success, J.S. Hovnanian won an astounding 3 SAM Awards and 6 Merit Winners for Marketing and Product Design. Among Hovnanian's SAM Awards were Best Logo Design, Best Television Ad and Best Marketing Strategy for Carriage Homes at Rancocas Pointe.
Their Merit Winners included Best Sales Office, Best Design Center, Best Landscaping and Best Direct Mail Piece for Carriage Homes at Rancocas Pointe as well as their Estates at Aberdeen community.
“We are proud and excited to have done so well. We are committed to our communities and our homeowners, and these awards recognize that dedication,” said Garo Hovnanian.Now, J.S. Hovnanian & Sons is in an enviable situation. Every single one of their active communities has been the recipient of the “Community of the Year” award in their respective categories, something that no other builder in New Jersey can say. “We believe that our communities are the Best around, our homeowners believe it, and now a group of industry experts agrees,” exclaims Hovnanian. This year's ceremony was held at the Taj Mahal Casino in Atlantic City, and featured cocktails and dinner.
