QUALITY CONTROL COORDINATOR
Primary Functions:

Assist the Construction Supervisor in monitoring and maintaining quality construction by regularly inspecting houses from framing to completion, ensuring that subcontractors complete their work accurately and fully. The Quality Control Coordinator will prepare a pre-title punch-out list and arrange for him/herself or subcontractors to do all work necessary to deliver the house without defect prior to settlement.

The Quality Control Coordinator will complete a pre-settlement inspection with a Customer Service Representative, noting and correcting all deficiencies, either personally or by coordinating with subcontractors. The Quality Control Coordinator will interface with the Customer Service Department to assure satisfactory and consistent quality standards and centralized record keeping. The Quality Control Coordinator will work with the Construction Supervisor to note and resolve any construction deficiencies.

The Quality Control Coordinator will represent the Company to home buyers, other employees, contractors, regulators and interested members of the public in a professional, courteous manner consistent with the best interests of the Company and in a manner that assures compliance with building codes and consistently high quality construction.

The Construction Supervisor shall be the immediate supervisor to the Quality Control Coordinator.

Typical Duties:

  • Assist the Construction Supervisor in monitoring completeness and accuracy of work performed by in-house staff and subcontractors;
  • Assist the Construction Supervisor in maintaining the construction schedule by reporting any noted delays or problems;
  • Assist with coordinating and tracking certain material deliveries to the construction site;
  • Order material for pre-title work by preparing purchase orders signed by the Construction Supervisor;
  • Review purchase orders and invoices of subcontractors and vendors to confirm that materials and services are correctly representative of billing as directed by the Construction Supervisor;
  • Coordinate the installation of appliances, cabinets, counters, plumbing fixtures, screens and the like in a manner that assures that finishes are protected;
  • Make all assigned houses ready for acceptance by purchaser by completed all pre-title punch work, either personally or by coordinating with subcontractors;
  • Assist the Construction Supervisor in ensuring the timely and accurate completion of final inspections per the construction schedule;
  • Review the satisfactory completion of each house with the Customer Service Representative prior to pre-settlement homeowner inspections;
  • Correct all noted deficiencies, either personally or by coordinating with subcontractors;
  • Assist the Director of Customer Service in facilitating repair work.

Qualifications:

  • Minimum high school diploma or equivalent
  • Minimum 5 years of construction experience
  • Must possess a general knowledge of construction methods, standards, sequence, and building codes sufficient to inspect the accuracy and completeness of construction work
  • Valid driver’s license with clean driving record
  • OSHA safety training certification preferred

CONSTRUCTION LABORER
Primary Function:
Assist the Construction Supervisor(s) in monitoring and maintaining tasks and the handling of construction materials. This position requires manual labor duties and must be filled by an individual capable of performing those functions without the need for constant supervision. No purchasing authority is allowed without written purchase order from the Construction Supervisor.

The Construction Supervisor(s) shall be the immediate supervisor for this position.

Typical Duties:

  • Perform tasks involving physical labor at the construction site(s). May operate a variety of hand and power tools, equipment, and instruments.
  • Monitor the receiving of material deliveries to the construction site, including trusses, lumber, cabinets, appliances, counters, windows, etc. This duty includes verifying quantities and condition and making sure that material is delivered to the correct location and installed in the correct unit.
  • Assist the Construction Supervisor in monitoring completion and accuracy of work performed.
  • Assist the Construction Supervisor in monitoring the maintenance of company-owned vehicles and equipment.
  • Assist the Construction Supervisor in monitoring disposal of waste by contractors and in-house staff, including recyclable materials. Assist in the ordering of dumpsters and the monitoring of their efficient use.
  • Assist the Site Development Manager in maintaining the site in a clean manner, consistent with regulatory approvals (i.e. soil conservation requirements, road and traffic maintenance, etc.).
  • Assist the Construction Supervisor in ensuring timely and successful completion of inspections and readiness of units per the construction schedule.
  • Coordinate the preparation of houses for contractors including providing materials as necessary, maintaining the schedule for construction cleaning, temporary heat, etc.
  • Assist the Construction Supervisor in locking/unlocking all units for security.
  • Ensure vacant units are winterized to prevent frost damage.
  • Assist the Construction Supervisor in monitoring of maintenance of unoccupied units.

Qualifications:

  • Minimum high school diploma or equivalent
  • Minimum 5 years of construction experience on a high volume, fast-paced project
  • Positive, self-confident, assertive attitude required
  • Valid driver’s license with clean driving record
  • OSHA safety training certification preferred
